The action
The house has 1,728 square feet of living space across two floors.eXp Realty
Owners of this semi-detached house bought a larger property within the same community over 40 kilometres northwest of downtown Calgary, and were determined to sell theirs before the winter holidays. It remained at the original asking price for one week, dropped by $30,000 a week later and again the week after that by another $20,000.
“Within Sunset, there were some other options, but not too many,” said agent Cole La Valley. “The big thing for us is we were a half-duplex.
“A lot of the new builds were detached in the area and were for the same price, so we had to come south of that price point to get the property sold.”
Mr. La Valley hosted several open houses, eventually drawing in a buyer with $595,000 to offer.
“There was an impending slowdown seasonably with the market,” Mr. La Valley said. “So at the end of October/early November, we were doing anything we could to get the property sold.”
“What ultimately got it sold was an open house that I ran and met the buyer at.”

“[The owner] finished the basement with a nice little kitchenette, and did stuff in the backyard as well,” said Mr. La Valley.
“There’s a lot of custom woodwork and wrought iron on the fence, so there were really nice upgrades.”
