An offer came in last fall for this three-bedroom house near Mimico GO station, but the deal soon fell apart. The property was then relisted with $100,000 cut from the asking price to reignite buyer interest. It took yet another, deeper cut, this time $200,000 off, to create the desired effect. A visitor who had previously toured the house came back with an offer $28,000 over the last asking price.

“If you saw the house initially at a higher price, clearly you liked the house,” said agent Andrew Ipekian, “and if the price drops and essentially goes on sale, and you see it’s a good deal, most people will act on that.

“Much like people who go to a store looking at a suit or dress at regular price, if it goes on sale, they’ll probably take it. It’s the same mindset.”

“It looked like it was brand new, and that’s a testament to the quality of the build,” said Mr. Ipekian.

“It has a great room/living room with ceilings over 11 feet, which made it extremely bright and airy. Its close proximity to the GO station was invaluable to a lot of potential buyers,” Mr. Ipekian said.

“It’s close to many shops and restaurants off Royal York [Road], so the walkability was important, and of course, being close to the lake was also important.”
